The Greater Lehigh Valley REALTORS® (GLVR) reported strong September housing activity, as closed sales, pending sales, new listings, and prices all moved upward.

“The Lehigh Valley housing market continues to demonstrate steady growth and underlying strength,” said GLVR CEO Justin Porembo. “Inventory dipped slightly in September, but buyer activity remained strong, with new listings up 17 percent and homes still selling, on average, in less than three weeks. These trends, paired with improving national sentiment as rates ease, suggest a positive trajectory heading into the final quarter of the year.”

September Stats

Closed Sales increased 3.7 percent, coming in at 589 listings. Inventory decreased 3.7 percent – there were 806 units in September for Lehigh and Northampton counties. The Median Sales Price increased 2.5 percent to $352,500, up from $343,750.

Other notable housing statistics for September include:

  • New Listings grew 17.0 percent to 772.
  • Pending Sales improved 7.1 percent to 630.
  • Months Supply of Inventory dropped 6.3 percent to 1.5 months.
  • Percentage of List Price Received slid 0.1 percent but still came in above and beyond at 100.6 percent.
  • Homes sold, on average, in 19 days, one day faster than the previous September.

In Carbon County, the Median Sales Price increased to $255,000. Closed Sales slid to 53. Pending Sales increased to 71. New Listings decreased to 84. Inventory decreased to 190 units, leading to a Months Supply of Inventory that declined to 3.3 months. Days on Market came in at 46 days.
