The Greater Lehigh Valley REALTORS® (GLVR) reported July data showed another record-breaking month, with the median sales price reaching a record $375,000 — surpassing the previous high set in June — and closed sales holding steady at 624.

“While existing-home sales nationally saw a month-over-month decline (with the exception of the West), the Lehigh Valley continues to defy that trend with steady sales and another record-setting median price of $375,000,” said GLVR CEO Justin Porembo. “Nationally, the median existing-home sales price was $435,300 in July, which reinforces that the Lehigh Valley remains a more affordable option for buyers while still offering strong returns for sellers.”
July Stats
Closed Sales remained steady at 624 listings. Inventory decreased 4.3 percent – there were 865 units in July for Lehigh and Northampton counties. The Median Sales Price, as previously mentioned, increased 10.3 percent to $375,000, beating the previous price record of $370,000 set just last month.
Other notable housing statistics for July include:
- New Listings slipped 6.6 percent to 805.
- Pending Sales improved 1.3 percent to 621.
- Months Supply of Inventory dropped 5.9 percent to 1.6 months.
- Percentage of List Price Received slid 0.3 percent but still came in above and beyond at 101.7 percent.
- Homes sold, on average, in 17 days, one day faster than the previous July.
In Carbon County, the Median Sales Price increased to $255,900. Closed Sales jumped to 71. Pending Sales grew to 75. New Listings creeped up to 106. Inventory decreased to 192 units, leading to a Months Supply of Inventory that declined to 3.3 months. Days on Market came in at 33 days.
“Hitting a new price record so soon after the last shows just how resilient the Lehigh Valley market continues to be,” said 2025 GLVR President Michael Bernadyn. “Homes are still selling quickly and, on average, for more than asking price — a clear sign that buyers are motivated and confident in our region’s long-term value.”
