“Inventory moving in the right direction is encouraging and gives buyers more options than they had a year ago,” said GLVR CEO Justin Porembo. “At the same time, our market remains well below what would be considered a balanced supply. Continued inventory growth is important to easing competition, improving affordability and creating a healthier housing market over the long term.”

Closed Sales decreased 6.1 percent to 580 sales. Inventory grew 10.8 percent, with 963 units available across Lehigh and Northampton counties. The Median Sales Price increased 6.8 percent to $375,000.

In Carbon County, the Median Sales Price decreased to $245,000. Closed Sales totaled 65, while Pending Sales came in at 59, and New Listings at 77. Inventory stood at 170 units, resulting in a Months Supply of Inventory of 3.1 months. Homes sold in an average of 27 days.
GLVR President Cliff Lewis said the September numbers reflect a market that remains competitive even as sales activity has slowed.
“Buyers may have a little more breathing room than they did a year ago, but well-priced homes are still moving quickly and sellers continue to hold a strong position in many parts of the market,” Lewis said. “That makes it especially important for buyers and sellers to understand what is happening in their specific price range and neighborhood and work with a REALTOR® who can help them navigate those conditions.”
